A buyer's surveyor or a lender's valuer may ask about foam in the roof, and a vague answer can stall everything. Our report gives them dated facts: what was sprayed, how far it spreads and what the visible timber looks like. They still make their own decisions, but they are working from evidence rather than assumptions.
Foam usually surfaces late, after a surveyor has put a head into the loft or the lender has read the valuation. Everyone then waits for an answer the seller may not hold. A survey commissioned at that point puts the same dated facts in front of every party and tends to shorten the delay.
Conveyancers and brokers read the report from a desk, so each finding stands alone. It sets out type, depth and spread, shows the timber we reached with its readings, and says nothing about how a lender might react, because lending policies change. We stick to what we saw.
