How we work

Look first, strip later. Foam only comes off when the timber gives a reason.

Plenty of foam does no harm for years, and some of it conceals trouble. We find out which kind you have by taking readings on the wood, then explain your choices plainly.

A street of stone and brick terraced houses in Deane
Deane's housing

Plenty of Bolton roofs have been converted, re-lined or re-insulated since they were first slated.

Deane lies south-west of the centre, with Victorian terraces near the older core and extensive inter-war and post-war estates beyond. Pitched tile and slate roofs are the norm, and many lofts have been boarded or re-insulated. Our survey shows what has been sprayed, how widely it spreads and how the structure under it is coping.

Welsh slate, stone flags or concrete tile, then battens, felt and rafters. We record how each layer is holding up under the foam.

Also covering the rest of Bolton — same price, same service.

Questions we get asked

We bought our Deane house recently and the survey never mentioned foam. Should we check?
It is worth doing. A general survey can miss foam in a loft that was not fully accessible, and a report now gives you facts before you come to sell or remortgage.
Why is spray foam under a roof a problem?
Spray foam is applied to the underside of the roof covering. It bonds to tiles, slates, felt and timber, which can hide damp and decay and makes repairs difficult. Many lenders and surveyors treat it with caution, especially where it covers the roof timbers.
Will it stop me selling or getting a mortgage?
It can. Some lenders decline or ask for evidence, and buyers' surveyors often flag it. A written assessment of what is there and what condition it is in is usually what they ask for. What a particular lender will accept varies, so check with your broker.
What does an assessment involve?
An inspector goes into the roof space, records the foam type, thickness and coverage, takes moisture readings on visible timber, photographs what can be seen and notes what cannot be checked. You get a written report afterwards.
How long does it take?
Most Bolton lofts need an hour or two on site, and the written report reaches you the next working day.
Do I have to remove it?
Not always. It turns on the foam type, the state of the rafters and what a buyer or lender will accept. The survey gives you what you need to decide.
Can you tell if the timbers are damaged?
Where timbers can be seen or reached we take moisture readings and record staining, softness and mould. Timber fully covered by foam cannot be checked without removing some of it, and the report says so.
What is the difference between open-cell and closed-cell foam?
Open-cell foam is soft and spongy and lets moisture pass through. Closed-cell foam is dense and sets hard. Both are used in roofs, and the type affects how it can be removed and how risky it is.

Know what is in your roof before a surveyor tells you.

Foam checks for Deane homes

Roof space survey in Deane

Many Deane streets were built in the same few years to the same few designs, so owners tend to assume their roofs match the neighbours'. Foam added later breaks that sameness, and a buyer's surveyor will notice a loft that differs from what the street suggests.

Our visit takes an hour or two in an ordinary semi. You are left with a report you can hand straight to an agent, broker or conveyancer without having to explain the roof yourself.
